Texas gets a lot of attention for its expansive Blackland Prairie clay, but the Denver metro and Front Range have their own, more varied geology — and it changes meaningfully from one submarket to the next. Knowing which formation sits under your property is the difference between fill dirt that compacts and holds, and fill that heaves, settles, or traps water against a foundation through the winter.
Denver Basin Claystone (Denver, Aurora, Centennial, Westminster)
Much of central Denver and its older suburbs sit on the Denver Formation — a claystone and sandstone sequence that is moderately expansive, meaning it shrinks and swells with moisture changes, though generally less dramatically than Texas Blackland clay. Foundation backfill, driveways, and any load-bearing fill in these areas should use engineered structural fill rather than native clay, both to control swelling and because compacted structural fill drains better through winter freeze-thaw cycles.
Pierre Shale-Derived Expansive Soil (Boulder)
Boulder has a well-documented, locally famous soil-heave problem in parts of the city, where shale-derived clay near the foothills swells enough to crack foundations and slabs if drainage and fill aren't handled correctly. This isn't uniform across Boulder — areas nearer Boulder Creek have sandier, less reactive alluvial soil — but any foundation or structural work on the shale-influenced side of the city needs structural fill with deliberate drainage planning, not just compacted native soil.
Dawson Arkose (Castle Rock, Parker, Highlands Ranch)
Douglas County's fastest-growing towns sit on the Dawson Arkose — a sandy, rocky formation (the same erosion-resistant caprock that gives Castle Rock its namesake butte) that is generally well-drained but includes harder rock lenses and pockets of expansive clay. Excavation here can be harder going than the softer soils to the north, and it's common to need supplemental structural fill to work around rocky or unevenly-compacting native ground.
South Platte River Alluvial Plain (Denver riverside, Thornton, Commerce City, Littleton)
Along the South Platte and its tributaries, soil is largely sandy loam alluvial deposit — generally the easiest ground in the metro to work with, draining well and posing less expansion risk than the claystone areas. This is one reason growth has moved so fast through Thornton and Commerce City: the ground itself is more forgiving for large-scale grading. Even here, though, floodplain-adjacent fill needs a permit check (see our Colorado permit guide), and structural fill is still the right call for anything load-bearing.
Dakota Hogback & Foothills (Golden, western Lakewood, Arvada)
Right at the base of the foothills, soil turns shallow and rocky over the Dakota Hogback sandstone and Morrison Formation. It's well-drained and generally less expansive than the basin clay to the east, but harder to excavate — expect more rock encountered during grading, and more reliance on retaining walls to manage real grade changes on sloped lots.
St. Vrain and Boulder Creek Alluvial Farmland (Longmont, parts of Boulder/Weld County)
Historically agricultural ground along the St. Vrain Creek — Longmont's old sugar-beet-industry farmland — has fertile, sandy loam alluvial soil that's genuinely good for growing, not just building on. It's some of the easier soil in the region for topsoil-dependent landscaping work, though new construction still benefits from structural fill at the foundation.
The Freeze-Thaw Factor, Everywhere
Whatever formation you're on, the Front Range's roughly 30-36 inch frost line changes the calculus versus a milder climate. Water trapped in high-clay fill freezes, expands, and heaves whatever sits on top of it — a driveway, a slab, a retaining wall footing. Low-clay structural fill that drains before it can freeze is worth the extra cost per yard almost everywhere in the metro, even in the sandier, easier-draining submarkets, because a partial freeze-thaw cycle can still catch pockets of trapped moisture.
