We deliver fill and gravel for RV pads, boat pads, and trailer parking areas across DFW and Denver every month, and the service calls that follow a bad one all sound the same: the rig sat in the same spot for a season, and now there's a dip under one tire or the front jack won't sit level anymore. A parking pad gets treated like a driveway problem, but it isn't one. It carries a different kind of load, for a much longer time, and it needs a base built for that, not a base copied from a driveway spec sheet.
Why a Parking Pad Isn't a Driveway
A driveway sees rolling traffic. A car's weight moves across the surface in a second and is gone, and the ground gets a chance to rebound between trips. A parking pad sees the opposite: a travel trailer, boat, or motorhome sits in one place for weeks or months at a time, with its full weight bearing down on the same handful of contact points the entire time. That is a completely different stress on the ground underneath.
It gets more concentrated than people expect. A trailer's tongue weight typically runs 10 to 15 percent of its loaded weight, and that entire load transfers through a single jack pad a few inches across. A stabilizer jack does the same thing at each corner. So while the tires or axles spread some of the weight out, a meaningful share of it is punching down through a small footprint, continuously, for as long as the vehicle sits there. On unprepared ground, especially DFW's expansive clay, that sustained point load squeezes water and air out of the soil under it and the ground consolidates unevenly. You end up with a lean: one side of the pad settles more than the other, the rig tilts, and now you're fighting stress on axles, tires, and the frame every time you level it.
Denver has the mirror-image problem. The ground doesn't get squeezed so much as it heaves. Water that gets under an improperly based pad freezes in winter, expands, and lifts the surface unevenly. Come spring thaw, the pad drops back down, but not always in the same place it started. A pad that's been properly built with a compacted base and good drainage shrugs off both problems. One that's just graded dirt with a rig parked on it does not.
How Thick the Base Needs to Be
Thickness depends on what's going to sit on the pad and for how long.
Travel Trailers, Pop-Ups, and Boats on Trailers
For a standard travel trailer, pop-up camper, or a boat sitting on its trailer, 6 to 8 inches of compacted structural fill or crushed gravel base over a properly prepped subgrade is the standard we build to. That's enough depth to spread out the jack and axle loads and resist the kind of localized settling that shows up after a few months of continuous parking.
Class A Motorhomes, Toy Haulers, and Heavier Boats
A Class A motorhome or a large toy hauler can weigh well over 20,000 pounds loaded, with more weight riding on fewer leveling jacks than a typical travel trailer. Heavier boats on tandem-axle trailers put similar concentrated load on the tongue and trailer jack. For any of these, go to 8 to 12 inches of compacted base, and lean toward the higher end if the vehicle is going into long-term storage rather than weekend use. If you're not sure which category your rig falls into, treat it like the heavier one — the extra few inches of base costs far less than fixing a pad that's already leaning.
Sizing the Pad
The pad needs to be noticeably bigger than the vehicle itself, not just a footprint match. You need room to open doors and compartments, deploy slide-outs (which commonly project 12 to 30 inches from the side of the coach), walk all the way around the rig, and hitch or unhitch without stepping off the prepared surface into mud or grass.
Typical residential RV pads run 12 by 35 feet up to 14 by 45 feet, depending on the length of the rig and how many slide-outs it has. A boat-and-trailer pad or a standalone utility trailer pad is usually smaller, often in the 10 by 20 to 12 by 30 foot range, since you're sizing to the trailer rather than a full-length coach. Measure your specific vehicle, including the tongue or hitch, and add at least 3 to 4 feet of margin on every side before you settle on final pad dimensions.
Grading for Drainage
Water is the enemy of a parking pad in a way it isn't quite the same for a driveway. A car drives through a puddle in a driveway and moves on. An RV or boat sits in standing water for days, which softens the ground under the tires, saturates the soil around the hull or undercarriage, and, over a winter in Denver, sets up exactly the freeze-thaw cycle that heaves a pad out of level.
Grade the pad with a gentle 1 to 2 percent slope, either crowned down both sides or sloped to one edge, so water moves off and away from the vehicle rather than pooling under it. This matters more on a parking pad than a driveway because the vehicle isn't there for a few seconds while you drive over a low spot — it's parked directly on top of whatever water collects there.
This is also where surface material matters as much as grade. A bare compacted-dirt pad, even one graded correctly, turns to mud in a hard DFW spring storm or a Denver snowmelt because dirt has nowhere for the water to go except across the surface or straight down into the clay. A gravel cap or a paved surface gives water somewhere to drain through — the voids between aggregate particles — instead of sitting on top and turning the whole pad into a mess you're tracking into the RV.
Choosing Your Base Material: Three Budget Tiers
Most homeowners land on one of three approaches, in order of what they typically end up spending.
Compacted fill only. The cheapest option is a compacted structural fill pad with no gravel or pavement on top. It works as a base, and some owners use it as the finished surface to save money, but a bare compacted-fill surface is the one that turns to mud in wet weather and shows tire ruts the fastest. We'd call this a base, not a finished pad, for anyone who parks a rig here more than occasionally.
Compacted fill with a gravel cap. This is the option most people actually choose. Build the compacted structural fill or gravel base to full depth, then finish with 2 to 3 inches of crushed gravel on top. It drains well, resists rutting, costs a fraction of a paved surface, and holds up fine under the kind of static load an RV or boat puts on it. If you want one answer for "what should I build," this is it for most residential situations.
Paved surface. Concrete or asphalt over a properly compacted base is the most durable and lowest-maintenance option, and it's what commercial storage lots use. It's also the most expensive by a wide margin — concrete alone commonly runs $150 or more per cubic yard before you even account for forming and labor, on top of the compacted base underneath it. Most homeowners reserve this for a pad they're using constantly or one that's visible from the street and needs to look finished, not for an RV that sits in the back lot most of the year.
What NOT to Use
Topsoil. Never build a parking pad base out of topsoil. It's high in organic matter that decomposes over time, which creates voids underground and settles unevenly, exactly the failure mode you're trying to avoid. Topsoil belongs in flower beds, not under a parked RV.
Unscreened or clay-heavy fill. Straight DFW clay compacts hard when it's dry and turns to sticky, rutting mud when it's wet, and it drains poorly either way. It's also the material most prone to the uneven settling under sustained static load described above. If your native soil is heavy clay, don't just grade it and park on it — bring in structural fill or crushed gravel for the pad itself.
Round river rock as a surface layer. River rock looks nice, but it's round and it rolls. Under a jack stand or a tire, it shifts instead of locking together, and it does a poor job resisting the kind of concentrated point load a leveling jack applies. Use angular crushed gravel or crushed limestone instead — the sharp edges interlock under compaction and stay put.
Bare sod or unstripped ground. Grass, roots, and the organic topsoil layer underneath it will not support a parking pad no matter how well you grade over it. That layer has to come out before any base material goes down, the same way it does for a driveway.
How Much Base Material Do You Need
The math is the same formula we use for every fill dirt project: length (ft) times width (ft) times depth (ft), divided by 27 to get cubic yards, then add 10 to 15 percent for compaction. You can run your own dimensions through our yardage calculator, or work it by hand like this:
A 12 by 35 foot pad at 6 inches of base material: 12 x 35 = 420 square feet. At 6 inches (0.5 feet) deep, that's 210 cubic feet, or 7.8 cubic yards before compaction allowance. Add 10 to 15 percent and you're ordering about 8.6 cubic yards — comfortably inside a single tandem dump truck load (10 yards).
A 14 by 45 foot pad at 8 inches of base material: 14 x 45 = 630 square feet. At 8 inches (0.667 feet) deep, that's about 420 cubic feet, or roughly 15.5 cubic yards. That's more than a single tandem load but fits comfortably in one tri-axle load (16 yards), or two tandem loads if your site access is tight. Both of these numbers are for the base layer only. If you're capping with 2 to 3 inches of crushed gravel on top of the compacted fill, calculate that separately since it's usually a different material and a different price per yard.
Cost Estimates for a DFW or Denver Parking Pad
Using the two pad sizes above, here's roughly what material costs, delivered, with no hidden fees:
12 x 35 foot pad (about 8.6 yards): Structural fill runs $20 per yard in DFW ($172 total) or $25 per yard in Denver ($215 total). Crushed gravel throughout runs $25 per yard in DFW ($215 total) or $30 per yard in Denver ($258 total).
14 x 45 foot pad (about 15.5 yards): Structural fill runs $310 in DFW or roughly $388 in Denver. Crushed gravel throughout runs roughly $388 in DFW or $465 in Denver.
Most jobs land between those two figures, since the typical build is structural fill for the bulk of the depth topped with a thinner gravel cap rather than one material straight through. Compare that to a paved version of the same pad, where the concrete alone (before labor and forming) would run several times the material cost of a fill-and-gravel pad.
Building the Pad Step by Step
Once you've picked a location, sized the pad, and ordered material, the build itself follows the same sequence whether it's a small boat pad or a full-length motorhome pad: clear and grade the footprint, strip the organic layer, place and compact the base in lifts, crown or slope it for drainage, and let it settle before you park on it.
